Venture In makes no representations, gives no warranty, nor holds any liability relating to the business activities of the nominated building partner.

House and Land Packages

House and Land Packages advertised comprise of two separate pricing components: (1) House price and (2) Land price.

Advertised Pricing: Prices specified may vary and be subject to change once all site works plans are completed and the current market value of the land and other relevant costs are taken into consideration. The Nominated Building Partner and the owner of the land reserve the right to alter the home, land and site work prices.

House Prices: On a typical site, the house price component of the advertised price includes: (a) the specified floor plan and specification; and (b) a site works allowance. Typical site conditions are subject to change following a detailed site-specific analysis which includes, but is not limited to, a site survey and a soil classification report, energy assessment, bushfire attach level report. The final house design is subject to change, based on site specific requirements, and any local Government or developer covenants, which are beyond Venture In’s control.

The elevation and images are for illustrative purposes only. Illustrations may include features not included as standard or not supplied by Venture In, including but not limited to;

elevation features, landscaping features such as planter boxes, turf, letterbox, outdoor areas, retaining walls, water features, pergolas, screens, gates, fences, paving, decking, feature lighting, BBQ’s and outdoor kitchens.

Land Prices: The land component of the advertised price includes the purchase price of the land. The advertised price does not include transfer duty, settlement costs, or any other fees or disbursements associated with the settlement of the land. The landowner reserves the right to alter the price of the land without notice. The information and pricing is correct at time of publication or printing, but subject to change without notice.

Advertising Disclaimers

$3,000 Deposit: $3,000 deposit is in reference to the minimum deposit amount required to be paid to the nominated building partner. The total deposit required for the final house and land package is subject to the land developer and lender deposit requirements, in addition to the builder deposit. Customers that are eligible for various government grants such as the First Home Owners Grant and First Home Buyers Stamp Duty concessions may be able to use these grants towards the final deposit amount. $499 per week: Repayments are provided as a guide only and are subject to individual customers financial situation. Weekly repayments are based on a house & land package price of $378,000, with a maximum loan to value ratio (LVR) of 95% upon settlement of the loan. Repayments have been based on the Westpac Flexi Option 2year Introductory housing loan rate of 4.89%, comparison rate of 5.22%, this rate is true at the time of publication. Different terms, fees or other loan amounts might result in a different comparison rate. Terms and conditions, fees and charges, and normal lending criteria apply. House and Land Packages are based upon available land at time of publication. Prices include an allowance for site costs that may change subject to the final lot selected. Prices do not include stamp duty costs. Venture In is not a provider of finance or credit facilities. We’ll pay your rent while you build: Clients that enter into a land contract with a participating land developer and a building contract with the nominated building partner may be eligible for a one-off payment of $10,000 to assist in covering their rent repayment during the construction period. For clients to be eligible, they must enter into a land contract on an eligible block of land with a nominated land developer, and a building contract with the nominated building partner. The land developer will transfer $10,000 to the clients nominated bank account following settlement of the land. Venture In is not liable for the transfer of the funds and is not liable if the funds are used by the client for any purpose other than its intended use.

House & Land from $388,000*: The from price of $388,000 is based on available land at the time of publishing and is subject to change without notice. The price includes a home design from the Venture In standard range and a provisional site allowance. The final price is subject to change based on the selected block, site conditions, and floor plan. Images shown are for illustrative purposes only and do not represent base price advertised.

Townhouse & Land from $528,000*: The from price of $528,000 is based on available land at the time of publishing and is subject to change without notice. The price includes a home design from the Venture In standard range and a provisional site allowance. The final price is subject to change based on the selected block, site conditions, and floor plan. Images shown are for illustrative purposes only and do not represent base price advertised.

House & Land Packages: All details contained in listed home and land package were correct at the time of publishing, however pricing and land availability are subject to change without notice. While a lot was available at the time of listing, Venture In do does not own the lot. Prices specified may vary and be subject to change once a full site assessment is complete and all other relevant costs are taken into consideration.
